Is it time to sell your home?
You only get one chance to
make a first impression. Think HGTV’s “Designed to Sell!”
Jill Kearney, Certified Staging Professional, uses proven
techniques from the Home Staging industry to make sure your
home is “packaged appropriately” and appealing to all the
senses. Together, and on your budget, she will help you take
the home you loved to come home to--and make it the model
home the broadest segment of buyers would love to come home
to!
Better yet? Statistics prove it. Staged homes sell faster
and for more money than those that are not staged. This
means the stress and inconvenience of home showings and
price reductions is minimized or eliminated, and you are
free to get on with your life!
“Buyers know only what they see, not the way it could be.”
The Staging Assessment
The Assessment Process:
Using a National Scoring System and 2-3 hours, your home
receives a grade as to how ready it is to show.
-
Starting outside and moving inside, every square inch is
checked out just the way a conscientious buyer will!
-
Once completed, your score is explained to you, right on
the spot. We recommend no home is shown until it is 90%
ready.
-
The best features are identified, so you can make sure
buyers notice them first.
-
The most distracting features are highlighted
in a
detailed “homework list” of issues to conquer. You can
do-it-all yourself, or we can give you a list of trustworthy
professionals to help you with the tasks at hand.
What’s that smell??
-
Everybody’s home smells like something. The pets you love,
the carpet and furniture you’ve bought, the food you cook
and the beauty aids and cleaning chemicals you use.
-
Safely
purify it first,
24/7 while you are still living there. Go one step
further and sell it as “Certified for Healthy Living”.

Staging the Property
(Remember, you always have the right to prioritize to-dos
and choose how much or how little work is done! We’ll give
you a ballpark figure, you set the budget, and we’ll tell
you how to maximize it!)
Once the homework list is tackled, it’s time to make the
best features shine! At your request, we can return to add
the final touches…
-
Rearrange furniture
and lighting to highlight key features
-
Rehang art and position accessories
-
Recommend or shop for missing items needed to update the
property (e.g. lamps, rugs, bedspreads, etc.)
-
Install
1 weeks of purification
technology at no charge
(normally rents for $175/ three days)
-
Put a sign in the yard, next to the Realtor’s, saying this
home is staged to sell!
Vacant Homes
can be staged as well! Whether you prefer a full room of
rental furniture and accessories, or just vignettes to
accent main features of the home, we can make it happen.
Staging Fees
Staging Services
Home staging is custom-priced to the needs of the home.
Experts estimate one should consider spending 1 - 3% of the
listing price making repairs and staging the home. Homes
with little deferred maintenance can often be staged for
much less.
Basic rearranging and “final polish” after homework is
complete -
typically $250 - $500
Whole home staging (sometimes requiring rental furniture,
artwork, lighting, etc)
can be $2,000 - $3000

“Most people would not consider trading in a car without
detailing it first to get the best price. So, why sell your
house--your biggest investment—‘as is’??” |
